THE RENTERS RIGHTS BILL  - Proposed Key Provisions

1. Abolition of Section 21 Notices
We await details of what grounds will still be allowed. Landlords will always be allowed to Evict if they need to sell or move back.

2. Rent Increase Challenges
Market Rate could still be allowed, is what we only seek in any case. 

3. Ending Rental Bidding Wars
We have never been a party to this as we consider it to be a very dangerous practise, and it is never about the most amount but always the best Tenant who is always Professionally Referenced and Verified to Justify entitlement to one of our Client’s Properties.

4. Permission for Pets
Possibly more difficult to refuse.

5. Setting a Decent Homes’ Standard
Responsible Landlords already meet these proposed criteria.

6. Introduction of ‘Awaab’s Law
Landlords will be Statutorily required to deal with condition complaints swiftly with particular focus on Damp and Mould Conditions. Generally, we find this to be the case.

7. Creation of a Digital Database
For the Private Rental Sector, Responsible Landlords may only benefit from this.

8. New Ombudsman Service
We have found the current one to work sufficiently but it could add to this.

9. Banning Discrimination Against on Benefit or with Children.

10. Increasing Local Councils Infringement Powers.

It is likely that to become Law, 12 to 18 months will pass at least.

So uncertainly as to what the Bills final provisions will be remains. But don’t panic please or allow yourself to be ‘Negatived Out.’

To keep it in perspective the Rental Market is incredibly strong and will remain so for a considerable period we truly believe.

Rents have never been so high and we are advising Clients on a 5% yearly increase presently at least.

There is a significant lack of Well-Presented suitable stock to match the incredibly increasing Demand.
