The importance of Investment Appraisals (formally known as Management Viewings) Recently talking to Two Clients who were Non-Management ones, it quickly became very evident that because both had not been regularly checking upon the condition of their lovely Properties, their Tenants had been allowed to perpetuate lower than acceptable Housekeeping habits and because of this in both cases there would need to be unpleasant conversations about this and the possibility of deductions being made from the Deposit to cover any necessary works and or damaged items. We always have a very positive relationship with our introduced Tenants and when managing the regular inspection of properties is very important to check amongst other matters -The correct number of Tenants in permanent occupation. -The property and its fixture and fittings are being correctly used. -The property is being appropriately ventilated throughout especially in Kitchens and Bathrooms. -Electrical sockets aren’t being overloaded. -The property is being kept at least reasonably Clean. -Gardens are being maintained reasonably. If need be, we will have a polite conversation to correct anything and will Double Check on this after a reasonable period. We also take a proactive view to bring to Clients attention matters that need to be attended to in order to maintain that properties appearance and condition, for example External Joinery needing redecoration. We can take photographs when at these viewings to send onto Clients for their greater peace of mind. Please don’t neglect these Investment Appraisals.
