CO Detectors - New Legislation
From the 1st October 2022, All Rented Property must have at least One Carbon Monoxide Detector where the property has a Fuel burning Appliance.
Although a Gas Cooker/Hob is not included legally, I would advise it should be so included for our Landlords, which could mean more than one Co2 Detector being provided.
CO Detectors can be Battery or Mains powered.
If a Carbon Monoxide Detector is not working, a Landlord has a duty to Repair/Renew/Install.
Please note, New Batteries should be installed at the start of each Tenancy.
The Carbon Monoxide Detector should be placed within a couple of meters of the Appliance; This is the manufacturers recommendation.
The above does not apply to Licensable HMO’S who have their own applicable requirements.
If a Property is all Electric, it is not included.
