COUNCIL SAFETY INSPECTION
Following on from last week’s comments about the importance of undertaking regular inspections of your property investment to make sure it was being appropriately looked after, we have just started to have to allow council officials to check all property conditions for “Safety Reasons.”
With more and more properties requiring to be basic licensed, this request to inspect must be honoured positively and maximum cooperation allowed, we suggest.
Fifteen properties have been requested to be checked by the Inspector so far.
By a Landlord, or their Managing Agent preferably, regularly Viewing Properties, the areas of concern of the Council Inspection could be minimised and expense lessened.
For example, other than a bathroom cloakroom, no internal doors should have locks on them, window opening restrictions may be required, no loose wires tolerated, moisture levels checked, proactive advice given to minimise/eradicate condensation build-up, and no water leaks tolerated. Each Council Inspection lasts 30 minutes.
The number of occupiers is checked to make sure there is no overcrowding and to make sure of total compliance with the Licence’s conditions.
