Normal Letting as Against HMO?

We have just been very kindly recommended to a new Client who has a Four Bedroom House-In-Multiple Occupation Licenced Property in Perivale.

We were recommended by an Architect Client of ours whom we have known for over Twenty Years!

The new Client wished us to Rental Value the House as if it were a Non-HMO.

Having Three Double Bedrooms, a Lounge, and Two Toilets we suggested £2,500.00 per calendar month could be achieved and that a Professional Family would be responsible for all Utility Bills, so our new Client wouldn’t have this increasing responsibility. Also the Time Managment of an HMO was challenging him and his Wife in addition to having new Local Authority Compliance requirements.

We have always recommended Clients to proceed a Non-HMO route as it was easier to Manage, less speculative and ultimately more comfortable.

We await to see what materialises.

We are always ourselves Very Interested to Manage Large HMO’s anywhere in England and would commit to a Three to Five Year Contract with an Option to Purchase the Property if allowed.
